Phuket Real Living Management would like to welcome you to your new home and we look forward to being of great service to you during your tenancy. We have prepared this Document to assist you in answering basic questions you may have.

  4. Agency Disclosure
    • In renting to you, we are acting as agent for the owner of the property. This means that we can bind the owner by contract, but it also means that we are bound to act in the owner’s best interest at all times. We cannot guarantee that the owner will perform his/her obligation under the lease.
  1. Advance payment of 50% to reserve booking is required.
  2. A booking will be confirmed once the deposit has been received with a copy of passport.
  3. Remaining payment and deposit will pay on arrival.
  4. Receipt will be issued each time payment has been made.

  1. Phuket Real Living Management reserves the right to charge a security deposit upon check-in. Please note that the amount of money collected can be increased based on the number of guests arriving, the room type and the number of stays.
  2. The payment will be used to cover incidental items including, but not limited to, breakages, damage to property, additional cleaning costs due to the apartment being left in an unacceptable state, excessive electricity usage, and breaches to regulations such as smoking in the rooms or causing disturbance of other guests enjoyment of the property. Security Deposits may also be used by Phuket Real Living Management in the event of unauthorized extra guests using the room and facilities.
  3. If disturbance to other guests has occurred or any damage to the property, the cost to Phuket Real Living Management will be retained from the Security Deposit, and only the balance returned to the Guest.
  4. Please note that damages and losses are not limited to the Security Deposit and any costs in excess of this amount will be invoiced and payable in full without delay. The Security Deposit will also be used to cover any additional costs of cleaning if the property is left dirty or if vacated later than the stated time on the day of departure.
  1. Non-refundable reservations are paid in advance and in case of cancellation 14 days before or no-show.
  2. If the reservation is cancelled more than 30 days prior the day of arrival, a full refund minus transfer fee is provided.
  3. If the reservation is cancelled less than 30 days prior the day of arrival, a refund of 50% minus transfer fee is provided.
  4. If the reservation is made for a longer period, 1 month and more, Phuket Real Living Management reserves the right to ask for a 20% deposit from the accommodation price to be paid in advance. If the reservation is cancelled up to 30 days before the check-in date, the deposit will be refunded. If cancelled later or in case of no-show, the deposit will not be refunded.
  5. Please note that during high season dates (such as New Years Eve or Christmas), Phuket Real Living Management reserves the right to ask for a non-refundable deposit to be paid in advance.
  6. Please note that changing the dates of a reservation is subject to availability and additional costs may apply.
  7. Whilst all reasonable efforts have been taken by Phuket Real Living Management to ensure that bookings are able to proceed, we reserve the right to relocate any booking to accommodation of similar size and standard in special cases, such as overbooking.
  1. Customers must comply with Phuket Real Living Management rules for checking-in and checking-out. Unless otherwise agreed in advance, apartments will usually be made available from 14:00 PM on the day of arrival.
  2. To guarantee early arrival (before 14:00PM) it is necessary to pre-register the room from the night before. Unless otherwise agreed in advance, all apartments must be vacated and all keys returned by 11:00 AM on the day of departure. By prior arrangement late check outs can be arranged for the date of departure.
  3. Please note that late check-in after 18:00 PM is only possible if discussed and confirmed in advance. Additional costs may apply.
  4. The Guest will be issued with a set of keys by the staff upon arrival and the Guest must return them on the date of departure. Failure to do so will incur the cost of 500BAHT for a new Key Card
  1. All apartments are fully furnished and include a kitchen equipped with all necessary appliances and kitchen utensils. Please note that certain parts of the apartment equipment such as toaster, fan, baby chair and baby crib are subject to availability and need to be requested in advance. Food or drinks are not provided as part of the product offering.
  2. Only very basic toiletries are supplied to the room and guests are reminded to bring their own.
  3. No items may be removed from the apartment.
  4. All prices quoted are inclusive of bed linen & towels, cable TV and Internet.
  5. Please ensure that all appliances, lighting, heating, hot water etc are turned off unless required.
  6. Free cleaning service is provided one time per week, unless stated otherwise. For extra cleaning an additional cost of 1,000 to 1,500 baht will be issued.
